Interior design cost per sq ft in India is three different numbers, and most quotes mix them up. In our snapshot of public listings on 22 October 2026, design-type listings asked ₹25 to ₹200 per sq ft, full-home interiors had a median ask of ₹1,400 per sq ft of the flat, and modular kitchens and wardrobes ₹1,225 to ₹1,650 per sq ft of cabinet front.
Multiply the wrong one by your flat's area and a ₹4 lakh job looks like an ₹11 lakh job. Below: sourced numbers, the carpet-area trap, and a room-by-room 2BHK budget to redo with your own quotes.
Key takeaways
- First ask which number a quote is: design fee, turnkey per sq ft of the flat, or modular per sq ft of cabinet front.
- Three big brands start a 2BHK at ₹3.4 lakh to ₹5.5 lakh. Our bottom-up 800 sq ft 2BHK came to ₹3.6 lakh to ₹5.4 lakh before GST.
- ₹1,400 per sq ft times 800 sq ft is ₹11.2 lakh: a much bigger scope, or a carpentry rate in disguise.
- On material alone, acrylic or veneer shutters add just ₹56 to ₹208 per sq ft of shutter. BWP board instead of MR adds about ₹156.
- The listings we opened exclude tax. Add 18% GST if the vendor is registered.
What are the three different "per sq ft" rates in interior design?
There are three: a design fee, a turnkey rate per sq ft of your flat, and a modular rate per sq ft of cabinet front. They differ by more than ten times, so a quote means nothing until you know which one it is.
| The number | What it pays for | Measured on | What we found (22 Oct 2026) |
|---|---|---|---|
| Design fee | Layout, 3D views, drawings, material list, site visits. No material or labour. | % of the cost of works, or ₹ per sq ft of carpet | COA scale 7.5%; COA 2022 manual 9% to 10%. 12 design-type listings: ₹25 to ₹200 per sq ft |
| Turnkey execution | Design, materials, carpentry, ceiling, paint, wiring; sometimes furniture | ₹ per sq ft of the flat (carpet or built-up, often unstated) | 22 home listings in 7 cities: median ₹1,400; middle half ₹1,163 to ₹1,575 |
| Modular units | Kitchen cabinets, wardrobes, TV unit | ₹ per sq ft of cabinet front, or per running ft | Medians: wardrobes ₹1,225 (38 listings), kitchens ₹1,450 (32), acrylic kitchens ₹1,650 (29) |
The design fee row comes from the Council of Architecture's scale of charges (7.5% for interior architecture) and Table 3 of its 2022 practice manual (9% simple, 10% complex, under ₹9.9 crore); our guide to architect fees in India covers the stage payments. In rupees, 7.5% of ₹4.5 lakh of work is ₹33,750.
Notice the full-home median sits right next to the wardrobe rate. Our reading: many sellers type their carpentry rate into a "home interiors" listing. At ₹1,400, an 800 sq ft flat is ₹11.2 lakh; its kitchen, wardrobes and TV unit at modular rates are about ₹3.1 lakh.
How much does interior design cost per sq ft in India in 2026?
On 22 October 2026, three big brands' own pages started a 2BHK at ₹3.4 lakh to ₹5.5 lakh, and IndiaMART sellers asked a median ₹1,400 per sq ft for full-home interiors. Both are asking prices, before GST.
| Brand page (checked 22 Oct 2026) | 2BHK figure | What it covers |
|---|---|---|
| Livspace city pages | From ₹3.57 lakh | Prices "include only modular interiors for new homes"; kitchens from ₹1.37 lakh |
| HomeLane's Pune cost guide | ₹3.4 / ₹4.8 / ₹5.8 lakh | A kitchen, a wardrobe in each bedroom and a TV unit |
| Design Cafe guides for Noida, Pune, Hyderabad | From about ₹4 lakh (Noida), ₹4.5 to 5 lakh plus GST (Pune), ₹5.5 lakh (Hyderabad) | Per-sq-ft figures on the same pages run from ₹1,000 (Noida) to ₹4,500+ (Hyderabad, with furnishings) |
For the listings, we opened IndiaMART's interior directories in seven cities and its all-India category pages, kept home work priced per sq ft, and dropped unit errors (rates per square inch, a 1BHK at "₹55,000 per sq ft"), commercial jobs, PVC and steel units, and duplicates. Medians are our arithmetic.

Middle half of IndiaMART asking prices (dot = median) and our 2BHK example per carpet sq ft. Excluding GST.
Listing sources: city directories for Bengaluru, Mumbai, Pune, Hyderabad, Chennai, Delhi NCR and Kolkata; category pages for modular, wooden and sliding wardrobes, modular and wooden kitchens, acrylic and acrylic-finish kitchens, gypsum ceilings, PU polish and furniture polishing.
Package prices cluster tightly; per-sq-ft asks spread from ₹700 to ₹2,500. Brand per-sq-ft figures don't even multiply out to the packages on the same pages, so ask which one a quote is built on.
Per sq ft of what? Carpet area vs built-up area
Ask for every flat-level rate on carpet area, the usable floor inside your walls. Section 2(k) of the RERA Act, 2016 defines carpet area as "the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment".
Bigger areas make the same total look cheaper. Say your flat is 800 sq ft carpet and 1,120 sq ft super built-up (a 40% loading, assumed here). ₹1,000 per sq ft on super built-up is ₹11.2 lakh: ₹1,400 per sq ft of carpet, the median ask dressed up as a bargain.
Modular rates use a third area, the face of the cabinets. A wardrobe 7 ft wide and 9 ft high with a loft is 63 sq ft of front, whatever the room size. Doing up a new house? Builders play the same area games; see our guide to house construction cost per sq ft.
How much does a 2BHK interior cost? A worked example
For an 800 sq ft (carpet) 2BHK with a modular kitchen, two wardrobes, a TV unit, some false ceiling, lights and paint, our arithmetic gives about ₹3.6 lakh with laminate, ₹4.5 lakh with acrylic and ₹5.4 lakh with veneer and better board, before GST.
Assumptions: an L-shaped kitchen on 8 ft and 10 ft walls (about 90 sq ft of cabinet front), wardrobes 7 ft and 6 ft wide, 9 ft high with lofts (117 sq ft), and a 30 sq ft TV unit. Rates are snapshot medians; level B wardrobes carry the ₹200 acrylic gap seen in kitchens, and level C adds veneer, PU polish and BWP board (next section).
| Line | Basis | A: Laminate | B: Acrylic | C: Veneer + PU, BWP |
|---|---|---|---|---|
| Modular kitchen, 90 sq ft | ₹1,450 / ₹1,650 / ₹1,805 per sq ft | ₹1,30,500 | ₹1,48,500 | ₹1,62,450 |
| Two wardrobes, 117 sq ft | ₹1,225 / ₹1,425 / ₹1,590 per sq ft | ₹1,43,325 | ₹1,66,725 | ₹1,86,030 |
| TV unit, 30 sq ft | Wardrobe rate | ₹36,750 | ₹42,750 | ₹47,700 |
| Gypsum false ceiling | ₹70 per sq ft on 150 / 300 / 450 sq ft | ₹10,500 | ₹21,000 | ₹31,500 |
| Lights, fixtures only | 20 / 30 / 40 downlights at ₹370 | ₹7,400 | ₹11,100 | ₹14,800 |
| Paint | Low end of Asian Paints' 2BHK bands | ₹35,000 | ₹60,000 | ₹1,00,000 |
| Total before GST | ₹3,63,475 | ₹4,50,075 | ₹5,42,480 | |
| Per sq ft of carpet | Total ÷ 800 | ₹454 | ₹563 | ₹678 |
| With 18% GST | If billed | ₹4,28,901 | ₹5,31,089 | ₹6,40,126 |

Paint comes from Asian Paints' painting cost guide, which puts a 2BHK of 800 to 1,200 sq ft carpet at ₹35,000 to ₹55,000 (economy), ₹60,000 to ₹95,000 (standard emulsion) or ₹1 lakh to ₹1.8 lakh (premium). Level C keeps the kitchen acrylic; veneer beside a sink and hob needs more care than most families will give.
Not included: countertop, sink, chimney, hob, appliances, loose furniture, curtains, rewiring, plumbing or civil work. A separate designer at the COA's 7.5% adds ₹27,261 to ₹40,686.
Our woodwork alone is ₹3.1 lakh to ₹4 lakh. HomeLane prices that scope at ₹3.4, ₹4.8 and ₹5.8 lakh: close at entry level, with premium materials in its upper tiers.
What pushes interior costs up?
On material cost, board grade, hardware and the amount of woodwork together move the bill more than the shutter finish. Old flats add costs no per-sq-ft rate covers.
| Choice | Cheaper | Dearer | Effect (our arithmetic) |
|---|---|---|---|
| Board, 18 to 19 mm | MR ply: median ₹87.50 per sq ft (8 listings) | BWP or marine: ₹132 (12 listings) | About ₹156 more per sq ft of front, at roughly 3.5 sq ft of board per sq ft of front |
| Shutter face | 1 mm laminate: ₹1,200 per 8×4 sheet | Acrylic: ₹3,000 per sheet. Veneer ₹95 per sq ft plus PU polish ₹150 | +₹56 (acrylic) or +₹208 (veneer with PU) per sq ft of shutter, material only |
| Hinges | Basic auto hinge: ₹150 in one Delhi listing | Soft-close Hettich: median ₹405 (9 listings) | +₹4,000 to ₹5,000 on a 7 ft wardrobe with loft (16 to 20 hinges) |
| Drawer runners | Soft-close telescopic: ₹350 to ₹870 a set | Concealed runners ₹925 to ₹2,952; drawer boxes ₹3,100 to ₹6,000 | Six kitchen drawers on boxes: ₹15,000 or more extra |
| Ceiling and lights | Border ceiling in the living room | Full ceilings with coves everywhere | ₹70 per sq ft of ceiling, plus 12 W downlights at a median ₹370 |
| Old flat | Uneven walls, damp, old wiring and plumbing | Not inside any per-sq-ft rate. Survey and price it separately |
Sources: IndiaMART pages for Greenply and Century plywood, laminates, acrylic sheets, veneer, Hettich hinges, drawer hardware and LED downlights. The 3.5 sq ft of board is our estimate for a 7 ft wardrobe with partitions, shelves and wastage.
The shutter row surprises people. Published rates jump far more than the material: Design Cafe's Hyderabad guide puts wardrobes at ₹1,200 to ₹1,850+ per sq ft across laminate, acrylic and PU. Some of that gap is real work (pressing, edging, sprayed coats). Some is pricing. Ask for it in rupees.
Where to spend? Greenply's own BWP vs BWR guide puts BWP in kitchens, bathrooms and balconies. A wardrobe on a dry bedroom wall rarely needs it.
Is GST extra on interior design and interior work?
Yes, if the vendor is registered for GST. The GST Council's rate schedule for services lists 18% under heading 9954, item (xii), the catch-all entry for construction services, and 18% for other professional and technical services under heading 9983, item (ii).
All 8 IndiaMART listing pages we opened said "Price Excluding all taxes". Ask for GST as a separate line with the vendor's GSTIN, and compare quotes after tax. An unregistered carpenter cannot charge GST, one reason their numbers look lower.
How do you check an interior quote before you sign?
Turn every quote into rupees per line:
- Name the number. Design fee, turnkey rate per sq ft of the flat, or modular rate per sq ft of cabinet front?
- Get the area in writing. Carpet area for the flat, and sq ft of front for each cabinet, marked on a drawing.
- Ask for a BOQ line per item. Board brand, grade (MR or BWP) and thickness, shutter finish, edge band, hinge and runner brand.
- List what is outside the price. Countertop, appliances, wiring, plumbing, civil work, loose furniture, transport, GST, design fee.
- Compare two quotes on one BOQ. Same items, same areas, then rupees.
- See the finish on your own room. A laminate chip looks nothing like 63 sq ft of it on a wall. Velocity AOI's Interior Rendering keeps your room's layout while you compare two finish levels, and Edit & Swap changes one thing, such as the wardrobe shutters or the floor, on a photo of your room (how to shoot that photo). A picture is not a BOQ, though; the carpenter builds from a measured drawing.
- Tie payments to delivery. Pay for stages you can see: material at site, carcass up, shutters on.
FAQ
How much do interiors cost for a 1,500 or 2,000 sq ft home?
Scaling our 800 sq ft example by area, the same scope comes to roughly ₹6.8 lakh to ₹10.2 lakh for 1,500 sq ft and ₹9.1 lakh to ₹13.6 lakh for 2,000 sq ft, before GST. At the full-home listing median of ₹1,400 per sq ft, it would be ₹21 lakh and ₹28 lakh. The gap is scope; ask for an itemised BOQ.
What is a normal budget for 2BHK interiors?
For a new 2BHK with a modular kitchen, two wardrobes, a TV unit, some ceiling, lights and paint, plan for ₹3.6 lakh to ₹5.4 lakh before GST, going by our worked example. Big brands start a 2BHK at ₹3.4 lakh to ₹5.5 lakh. Add GST, any separate design fee, and loose furniture.
Is a rate "with material" different from labour only?
Yes, and listings do not always say which. One Hyderabad listing at ₹1,400 per sq ft states that material procurement is at the client's end, so you buy the board, laminate and hardware yourself. A rate with material should name the board brand, grade and thickness, the shutter finish and the hardware.
What is the modular kitchen cost per sq ft?
In our 22 October 2026 snapshot, 32 wood-based modular kitchen listings on IndiaMART had a median ask of ₹1,450 per sq ft of cabinet front, and 29 acrylic kitchens ₹1,650. Check whether the countertop, sink, chimney and hob are included. Livspace starts modular kitchens at ₹1.37 lakh, and HomeLane's Mumbai guide a 10×8 ft L-shaped kitchen at about ₹1.98 lakh.
How much do interior designers charge in India?
The Council of Architecture's scale lists 7.5% of the cost of works for interior architecture, and its 2022 manual 9% to 10% for interior design under ₹9.9 crore. Design-type listings we saw asked ₹25 to ₹200 per sq ft. Some design-and-build firms fold the fee into the project price; HomeLane's Pune guide says it charges none separately. Add 18% GST if the designer is registered.
