House construction cost per sq ft in India runs from about ₹1,650 to ₹3,500 for a builder's turnkey package in 2026. On 22 October 2026 we checked 124 rates that three construction companies publish for 17 cities. The median was ₹2,320 per sq ft of built-up area, and entry-level packages sat near ₹1,960.

A rate is only half a quote, though. Below: which area it is measured on, what it leaves out, where GST stands, and a 30×40 G+1 costed line by line.

Key takeaways

  • Published package rates ran from ₹1,649 to ₹3,499 per sq ft; entry packages near ₹1,960, top packages near ₹2,860.
  • The rate is on built-up area. In our example, ₹2,000 on built-up equals about ₹2,435 per sq ft of carpet.
  • Land, compound wall, borewell, fees, connections and interiors usually sit outside it. Ask whether GST is inside.
  • A 30×40 G+1 of about 1,600 sq ft in Bengaluru comes to ₹29 lakh to ₹53 lakh in our example. ₹40 lakh is enough at basic and middle rates, not at the top.

What is the house construction cost per sq ft in 2026?

Builders who print their prices charged ₹1,649 to ₹3,499 per sq ft of built-up area on 22 October 2026, with a median of ₹2,320. The cheapest package per city clustered around ₹1,960 and the dearest around ₹2,860.

Our method: we opened the city package pages of three companies that publish rates. Brick & Bolt lists four tiers in 10 cities, WeHouse five tiers in 10 cities, and buildAhome up to 10 packages in 4 cities. We left out "from" prices for luxury homes and buildAhome's labour-only and shell-and-core packages. These are published prices, not what families finally paid; the ranges and medians are our arithmetic.

City Builders Lowest Median Highest
Chennai 3 ₹1,999 ₹2,590 ₹3,499
Coimbatore 1 ₹2,299 ₹2,624 ₹3,499
Delhi NCR 1 ₹2,020 ₹2,455 ₹2,900
Hyderabad 2 ₹1,749 ₹2,290 ₹2,950
Mysuru 2 ₹1,930 ₹2,265 ₹3,099
Bengaluru 3 ₹1,680 ₹2,220 ₹3,099
Jaipur 1 ₹1,779 ₹2,199 ₹2,729
Ahmedabad 1 ₹1,789 ₹2,189 ₹2,739
Lucknow 1 ₹1,774 ₹2,174 ₹2,724
Vijayawada 1 ₹1,769 ₹2,169 ₹2,719
Amaravati 1 ₹1,649 ₹2,149 ₹2,599
Chandigarh 1 ₹1,699 ₹2,099 ₹2,649
Pune 2 ₹1,680 ₹2,049 ₹2,759

Chennai is the dearest metro in every list: Brick & Bolt's cheapest package there is ₹2,355, against ₹1,995 in Bengaluru.

The bigger lesson is that the spread inside one city dwarfs the spread between cities. Bengaluru's packages run from ₹1,680 to ₹3,099, while every city median sits between ₹2,049 and ₹2,590. Your choice of package moves the bill more than your pin code. None of the three publishes Kerala rates; for Kochi, see the listings below.

What do asking prices on IndiaMART say?

Listings are lower and vaguer: a median of ₹1,849 per sq ft across 75 house-construction listings in five cities, at or just below the builders' entry packages.

We saved IndiaMART's "House Construction Services" page for each city (for example, Bengaluru): 120 priced listings. We dropped 45: thirteen priced per square metre (₹1,150 a square metre would mean ₹107 a sq ft, a unit error), twenty-one for another job or system such as renovation, prefab or mud, ten outside ₹1,000 to ₹4,000, and one builder counted above.

City Listings kept Median Range
Chennai 18 ₹2,100 ₹1,500 to ₹2,900
Bengaluru 18 ₹1,850 ₹1,450 to ₹2,850
Kochi 12 ₹1,825 ₹1,350 to ₹2,500
Hyderabad 15 ₹1,800 ₹1,400 to ₹3,000
Pune 12 ₹1,650 ₹1,000 to ₹2,000

A lower listing is not a bargain. Almost none say which cement or tile allowance they assume, so treat them as a reason to call, not a price.

What changes between a basic and a premium package?

Mostly finishes and brands, not the frame of the house. Here is what the builders' own pages list:

What changes Entry package Top package
Floor tiles Up to ₹50 per sq ft (Brick & Bolt Standard) Up to ₹160 per sq ft (Brick & Bolt Royale)
Steel and cement Sunvik, Dalmia (Brick & Bolt Standard) Jindal, UltraTech (Brick & Bolt Premium)
Bathroom fittings ₹20,000 per bathroom (buildAhome Essential) ₹40,000 per bathroom (buildAhome The one +)
Main door Teak, ₹20,000 (buildAhome) Teak, ₹60,000 (buildAhome)
Floor-to-floor height 9 ft (buildAhome Essential) 11 ft 6 in (buildAhome The one +)
Extras None listed Solar heater setup, EV charging, copper gas line (Brick & Bolt)

Read the entry tier line by line. buildAhome's ₹1,680 Essential package in Bengaluru assumes a 9 ft floor-to-floor height where its other packages use 10 ft or more. It also prices cement "up to Rs.350/- per bag" and steel "up to Rs.50,000/- per MT", passing "any increase in these prices" to you. Honest to print, and it changes the comparison with a fixed-price builder.

Per sq ft of what: built-up, carpet or super built-up?

House builders charge per sq ft of built-up area. Brick & Bolt defines it as "the total floor area of all floors, including walls and balconies - not your plot size". WeHouse charges stilt parking at a lower rate (₹1,419 against ₹1,869 for its Bengaluru Economy tier).

Carpet area is what you walk on. The RERA Act 2016, section 2(k) defines it as "the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment". It is written for flats but makes a clean yardstick. Super built-up, a flat-sales term, has no place in a quote for your own house.

A worked example, with our assumptions: one floor of 800 sq ft built-up on a 25 × 32 ft footprint, 9-inch external walls (about 83 sq ft) and a 60 sq ft balcony. That leaves roughly 657 sq ft of carpet area.

  • Builder A quotes ₹2,000 per sq ft of built-up area: ₹16 lakh, or ₹2,435 per sq ft of carpet.
  • Builder B quotes ₹2,300 per sq ft of carpet area: ₹15.1 lakh. The higher rate is the cheaper house.

So the first question for any builder is: per sq ft of what?

What does the per-sq-ft rate leave out?

Land, compound wall, borewell, government fees, connections, interiors and site surprises usually sit outside it. In the builders' own words:

Item What builders' pages say What to do
Compound wall Brick & Bolt: "Plan separately for land, compound wall and borewell." Its calculator example prices a 100 ft, 6 ft precast wall in Bangalore at ₹72,000.
Borewell, sump, tank WeHouse excludes "borewell/sump beyond standard provision". Ask for tank sizes in litres.
Sanction and government fees buildAhome: "paid directly by the client". Budget the challans separately.
Utility connections buildAhome excludes road-cutting charges. Ask who pays deposits.
Architect WeHouse and buildAhome list drawings in every package. An independent architect charges extra; see architect fees in India (COA scale: 7.5% for a house).
Elevation cladding buildAhome Essential has a "basic elevation design". Ask if stone or ACP is included; see 3D elevation design cost.
Interiors WeHouse excludes "interior furniture and appliances". Budget separately; see interior design cost per sq ft.
Rock, deep foundations buildAhome assumes a 5 ft foundation; extra depth is "charged accordingly". Get a soil test first.
GST Brick & Bolt says its rates include it; the other two pages we read do not say. Ask for GST as a separate line.

How much GST do you pay on house construction?

On our reading of the notifications, a builder supplying labour and materials for an independent house charges 18% GST, a labour-only contract for it is exempt, and cement now carries 18% instead of 28%.

Many blog posts still say 12%. In 2017, Notification 20/2017 gave a works contract for "a single residential unit otherwise than as a part of a residential complex" a 12% rate. Notification 03/2022 omitted that entry from 18 July 2022, leaving the general construction rate of 18%. The 56th GST Council's September 2025 release did not restore it.

Notification 12/2017 (serial 11) exempts "pure labour contracts" for the same kind of house. Watch one definition: a "residential complex" is a building with more than one single residential unit, so a G+1 built as two separate flats may not qualify. We are not tax advisers; check with a CA.

The same Council release cut GST on cement from 28% to 18% from 22 September 2025, and a PIB factsheet puts cement at 15–20% of total building costs. Our arithmetic: passed on in full, cement gets about 7.8% cheaper, trimming 1.2% to 1.6% off the building cost. On a ₹35.5 lakh house that is ₹42,000 to ₹55,000. Welcome, not decisive.

How much does it cost to build a 30×40 house?

In our worked example, a G+1 of about 1,600 sq ft on a 30×40 plot in Bengaluru costs ₹29 lakh to ₹53 lakh for the building, compound wall and a contingency, before interiors and fees.

A 30×40 plot is 1,200 sq ft, but your city's setback and floor area rules decide how much you can build. We borrow Brick & Bolt's example: a G+1 on a 30×40 site in Bengaluru "costs about Rs.32 lakh to Rs.44 lakh". At its rates, that is roughly 1,600 sq ft by our arithmetic.

Line Basic (₹1,680) Middle (₹2,220) Top (₹3,099)
Building, 1,600 sq ft × rate ₹26.9 lakh ₹35.5 lakh ₹49.6 lakh
Compound wall, about 130 ft ₹0.9 lakh ₹0.9 lakh ₹0.9 lakh
Contingency, 5% ₹1.3 lakh ₹1.8 lakh ₹2.5 lakh
Total ₹29.2 lakh ₹38.2 lakh ₹53.0 lakh
Same house at 2,000 sq ft ₹36.2 lakh ₹47.6 lakh ₹66.0 lakh

Lowest, median and highest Bengaluru rates in our snapshot. Compound wall scales Brick & Bolt's ₹72,000-per-100-ft example; the 5% contingency is our assumption.

Not included: fees, connections, borewell, wardrobes, kitchen, furniture, and GST on a quote given without it (add 18% of the building line).

Is 40 lakhs enough to build a house?

Yes, for a 30×40 G+1 of about 1,600 sq ft at basic or middle package rates, leaving roughly ₹2 lakh to ₹11 lakh for fees, connections, a borewell and basic interiors. Not at top-tier rates. At 2,000 sq ft, ₹40 lakh works only at the cheapest rates, and only if GST is already inside.

How do you get builder quotes you can compare?

Fix the design first, then send every builder the same drawings and questions. Changes made after the slab is cast are what blow budgets.

  1. Agree the house before asking for prices. A 3D model from the floor plan (our floor plan to 3D model guide covers Velocity AOI's Plan to 3D) or photoreal views of the front from Exterior Rendering help a family settle it. Neither replaces your architect's working drawings.
  2. Ask "per sq ft of what?" Get the built-up area in writing, and how stilt, balconies, staircase headroom and terrace are counted.
  3. Get GST as its own line.
  4. Get allowances, not adjectives: tile rupees per sq ft, sanitaryware per bathroom, door and window specs, paint name, steel and cement brands.
  5. List the exclusions: compound wall, tank sizes, borewell, fees, connections, cladding.
  6. Read the site clauses: assumed foundation depth, rock, ground level, any cement or steel base price.
  7. Tie payments to work you can see: plinth, each slab, brickwork, plaster, flooring.

Then turn each quote into one rupee total. The cheapest rate per sq ft is often not the cheapest house.

FAQ

What is the house construction cost per sq ft in India in 2026?

On 22 October 2026, three builders that publish prices listed 124 package rates across 17 cities, from ₹1,649 to ₹3,499 per sq ft of built-up area, with a median of ₹2,320. Entry packages had a median near ₹1,960. These rates usually exclude land, compound wall, borewell, government fees and interiors.

How much does it cost to build a 1,600 sq ft house in India?

At the package rates we recorded on 22 October 2026, a 1,600 sq ft built-up house costs about ₹31.4 lakh at the entry-tier median, ₹37.1 lakh at the overall median and ₹45.8 lakh at the top-tier median. That is our arithmetic for the building only; add compound wall, fees, connections, interiors and a contingency.

Is 20 lakh enough to build a house?

Usually yes for a simple single-floor house at entry package rates. Our arithmetic: ₹20 lakh divided by the entry-tier median of ₹1,962 per sq ft buys about 1,020 sq ft of built-up area. After a compound wall, fees and a small contingency, plan for roughly 900 to 1,000 sq ft, with basic interiors.

What is the construction cost per sq ft without material?

Labour-only rates are rarely published. buildAhome lists a labour-only "Pure" package in Bengaluru at ₹1,199 per sq ft. On IndiaMART we found seven house listings between ₹200 and ₹700 per sq ft that look like labour-only or part-work. Pure labour contracts for an independent single-family house are exempt from GST.

Is the first floor cheaper to build per sq ft?

Package builders usually charge one rate across the living floors of a new house. Brick & Bolt notes that more floors add to the total "even though the rate per sqft may come down", and WeHouse charges stilt parking at a lower rate. Adding a floor to an old house is a different job: have a structural engineer check the columns and footings first.

A per-sq-ft rate is where a budget starts, not where it ends. If you would like an architect alongside you for the design and the quotes, post your requirement and budget on Velocity AOI; verified architects respond, and you pay the professional you choose directly.
